The Grade II-listed and conservation-area Georgian townhouses on The Borough and West Street typically sit over deep cellar vaults with suspended pine floors on joists that have been in continuous use since the 18th century. Board gaps of 8–12mm, level variation of 20mm across a room and visible joist deflection are all common findings. In listed buildings we advise on loose-lay or click-lock fitting systems that involve no adhesive and no screws into historic fabric. Where ply overlay is appropriate, we use reversible fixings and document the method. Engineered oak in a narrow board — 100–120mm — in a natural oiled finish suits these rooms without looking incongruous.
Victorian semis in Weybourne and Hale typically have suspended timber in the original front and back reception rooms, with a concrete-slab extension at the rear added between the 1950s and 1980s — often at a slightly different level. The junction between the two subfloor types is the most critical area: we reconcile the level with a ply ramp or self-levelling compound and fit a single product throughout so there is no visible join where the building changes construction. LVT or engineered hardwood in an appropriate width suit both halves of these homes.
Wrecclesham and Rowledge's older rural cottages frequently have ground floors that were never intended to carry modern flooring products. Stone flags, early unbound concrete and bare-earth areas under a thin screed are all encountered here. Ground-level moisture is elevated as a baseline, not as an anomaly. We recommend glue-down LVT on a surface DPM as the only reliable approach — it tolerates residual moisture, handles irregular room shapes, and can be fitted over most original substrates without removal. We confirm the substrate condition at the visit before quoting for any product.
Executive new-builds in Runfold and Badshot Lea are typically specified with wet underfloor heating and open-plan ground floors across 40–70m². The combination of UFH and large floor area requires careful product selection and layout planning. We specify LVT glued direct or engineered oak rated to the system's surface temperature, plan layout to minimise visible joints in the main living areas, and carry out the required pre-conditioning heating cycle before fitting.
