The Georgian townhouses along Eton High Street and the older cottages in Old Windsor village sit on suspended pine floors laid over joists that have settled unevenly across two centuries. Board gaps up to 10mm, protruding nail heads and 20–30mm level variation across a single room are all routine. We ply-board over the existing boards with 9mm structural ply screwed at 150mm centres to create a flat, nail-free deck, then fit engineered oak or wide-plank LVT in a format that reads as period-appropriate. For Grade II listed properties we advise on loose-lay systems that avoid screwing into original fabric entirely.
The post-war semis and terraces of Clewer Village and the streets around Clewer New Town were built on solid concrete ground floors without a modern damp-proof membrane. Moisture accumulates undetected under old carpet for years. We test with a calibrated hygrometer before any product is specified and apply a two-coat liquid DPM where readings exceed 75% RH. LVT glued direct to the treated concrete is the most durable and moisture-safe choice for these ground floors; upstairs timber-joisted floors take carpet on 10mm PU underlay for comfort and sound absorption.
Datchet's stock of Edwardian semis presents a particular challenge: suspended timber on the ground floor in the bay-fronted reception rooms, with solid concrete or later screed further back toward the kitchen extension. The junction between the two subfloor types creates a level differential of up to 18mm, which must be resolved before any continuous flooring run. We use flexible self-levelling compound to bring the concrete up to the timber datum, ply across both zones and fit a single hard floor throughout — typically a wide-plank LVT or engineered oak — so the ground floor reads as one connected space.
The residential estates of New Windsor and Dedworth from the 1960s and 1970s use either flat concrete slabs or beam-and-block construction, often with original screed that has cracked or lifted over time. These properties are straightforward to prepare correctly but unforgiving if the subfloor is not checked: hollow screed and high spots transmit through click LVT and laminate and cause product failure within months. We grind, fill and re-test before fitting, and use glue-down LVT or floating laminate with acoustic underlay depending on the floor level and noise requirements.
Listed building consent governs changes to a property's special character, and in some cases this can extend to historic floor surfaces. We recommend loose-lay or click-lock systems in listed Windsor and Eton properties — no adhesive, no screws through original boards — so the installation is fully reversible. We flag this at the home visit and will never recommend a method that risks your listed building consent.
