These are substantial homes — typically four or five bedrooms — with generous suspended timber ground floors: boards of 150mm width or more, joists at 400mm centres over deep voids. In properties where original carpet has been in place since the 1970s or earlier, the boards are frequently in excellent original condition. The reception rooms in these homes are wide (4.5–5.5m) with ceilings of 3m or more — proportions that suit wide-plank engineered oak (180mm+) in a brushed or oiled finish more than almost any other product. We carry out full joist assessment, ply the entire area and lay from a centre line to produce a seamless result in these exceptional rooms.
The Victorian terraces along Fulham Palace Road, Harwood Road, Lettice Street and Rylston Road were built in the same 1875–1900 period but at a more modest scale than the Parsons Green semis. Suspended timber with deal boards 100–125mm wide is the standard subfloor, but the proximity to Bishop's Park and the Thames flood plain means ground-floor moisture readings in these properties are consistently higher than in the elevated areas of Parsons Green. We always measure with a calibrated hygrometer before specifying. Where moisture readings are elevated — above 65% RH in the subfloor void — LVT glued to a DPM-treated, levelled surface is the appropriate specification for ground-floor rooms. First-floor suspended timber is unaffected by ground moisture and is well suited to engineered wood or premium carpet.
The Victorian terraces along Munster Road, Lillie Road and the Fulham Broadway area were built in the 1875–1895 period and have, over the course of the 20th century, been progressively converted into flats. Ground-floor flat conversions in particular have a complex subfloor history: original suspended timber has in many cases been covered with concrete — poured to create a damp-proof ground-floor flat that can be sold as an independent unit. When we encounter these conversions we treat them as concrete subfloor situations regardless of the original building type: we assess the concrete level and condition, apply levelling compound where needed, and fit LVT or laminate as appropriate. Upper-floor flats in these conversions typically still have the original suspended timber in good condition.
The Imperial Wharf development and the adjacent Chelsea Creek buildings along Townmead Road represent the modern end of Fulham's housing spectrum: luxury apartments built in the 2000s and 2010s on concrete deck construction with wet underfloor heating specified throughout. These are among the most technically demanding installations we carry out in the SW6 area. We confirm the UFH system manufacturer, the maximum operating surface temperature and the specific product compatibility requirements before specifying any floor product. LVT glued direct to the screed is the standard specification for these spaces; where engineered wood is preferred, we require and document the manufacturer's written UFH approval certificate before proceeding.
