Engineered wood accounts for 28% of premium residential flooring refurbishments in South East England (LABC Warranty Report 2024). In Berkshire and Surrey's higher-value property market, it remains the most popular choice for reception rooms and hallways where the look and feel of real wood is the priority.

§ Construction & finish

Real wood. More stable.

European Oak

The most popular choice across Berkshire and Surrey. Medium grain, warm golden to light brown tones, excellent stability and widely available in widths from 120mm to 240mm. Compatible with underfloor heating when specified correctly. Suits period and modern properties equally.

American Oak (White Oak)

Slightly tighter grain and cooler tone than European oak. A popular choice for contemporary interiors and open-plan spaces where a cleaner, more refined look is preferred. Available in wide boards up to 280mm. Also underfloor heating compatible when correctly specified.

Oiled Finish

The oil penetrates the wood fibres rather than sealing the surface, preserving the natural look and feel of the grain. Easier to repair locally — small scratches can be spot-oiled rather than requiring a full floor re-sand. Requires periodic maintenance oiling every 1–2 years in high-traffic areas.

Lacquered Finish

A UV-cured polyurethane lacquer seals the surface and provides the most durable, easy-care finish. More resistant to water marks and everyday wear than oiled boards. Scratches are more visible than on oiled boards as the lacquer creates a uniform sheen. The preferred choice for family homes with children and pets.

§ Installation methods

How we fit engineered wood correctly.

Glue-down

Boards are bonded directly to a prepared concrete or ply subfloor using a flexible adhesive. The most stable installation method — eliminates hollow spots and board movement, and is the only reliable method above wet underfloor heating. Required on concrete ground floors in Berkshire and Surrey's older housing stock where moisture treatment is needed first.

Secret nail (on ply)

Boards are secret-nailed through the tongue to a ply base. The traditional method for fitting engineered wood over a suspended timber subfloor. We ply-board first where needed to create a flat, rigid platform, then secret-nail the boards at the correct angle and spacing for a fully stable result without surface fixings showing.

Floating

Boards click together and float above the subfloor on a foam underlay. The fastest installation method and suitable for most upper floors. Not suitable above wet underfloor heating or on concrete ground floors with moisture risk. We recommend this method only where subfloor conditions confirm it is the right choice.

§ Engineered wood questions

Common questions about engineered wood flooring.

What is engineered wood flooring?

Engineered wood flooring consists of a real hardwood veneer (typically 3–6mm of oak) bonded to a structural core of plywood or HDF. The layered construction makes it significantly more dimensionally stable than solid wood — it expands and contracts less with changes in humidity, making it suitable for subfloors and environments where solid wood would not perform reliably.

Can engineered wood be fitted over underfloor heating?

Yes — engineered wood is compatible with both wet and electric underfloor heating, subject to total thermal resistance of the board and adhesive staying below 0.15 m²K/W. We confirm product compatibility at the home visit, specify only rated boards where UFH is present, and document the specification in writing for warranty records. The UFH surface temperature should not exceed 27°C.

What board width should I choose for engineered wood?

Board width should be chosen in proportion with room size. A 120–150mm board suits smaller rooms and period properties; a 180–220mm board reads better in generous reception rooms, hallways and open-plan spaces. For Victorian, Edwardian and Arts and Crafts homes across Berkshire and Surrey, we typically recommend 190mm as a minimum in the reception rooms.

What finish should I choose — oiled, lacquered or brushed?

Lacquered boards have a sealed surface that is easier to maintain and more resistant to water marks; oiled boards have a more natural look and feel but require periodic re-oiling. Brushed boards have had the soft grain removed to create a subtle texture. We bring samples of all finish types to the home visit so you can see the difference in your own space and light before choosing.

How long does engineered wood flooring installation take?

Engineered wood typically takes longer to fit than LVT or laminate — a single room is a full day's work due to the need for correct subfloor preparation and acclimation time. A full ground floor is typically a one to two day project. Special-order boards take 5–10 working days from order confirmation. We give you a clear timeline at the home visit.
