Staines Town Centre · TW18

1960s–70s concrete-frame flats and Victorian street terraces with narrow hallways

Staines town centre presents two distinct housing characters side by side: low-rise 1960s and 70s concrete-frame flats with solid screed floors, and original Victorian terraced streets on the approaches to the High Street. The concrete flats frequently have uneven screed and legacy adhesive requiring levelling compound before any floor can go down cleanly. Narrow hallways throughout both property types favour LVT at 5–6mm total thickness — keeping door clearances intact without the need to trim every door in the house. Preparation is always priced into the fixed quote; it is never an on-the-day addition.

Ashford · TW15

Post-war concrete terrace with failed or absent damp-proof membrane

Ashford's post-war terraces were built on solid concrete slabs that frequently lack an effective damp-proof membrane, or where the original bitumen DPM has failed with age. Rising damp in these slabs will destroy laminate and engineered wood from beneath, regardless of how well the product itself is installed. We carry out a relative-humidity test at the home visit and, where moisture readings are elevated, specify glue-down LVT with a moisture-tolerant adhesive system as the correct long-term solution — not the cheapest option initially, but the one that will still be performing in a decade.

1930s–50s estate concrete with tile adhesive residue from original vinyl tiles

Stanwell's large estate — built from the 1930s through the 1950s largely for workers connected to Heathrow Airport — has ground floors on solid concrete slab. A significant proportion still carries the residue of original vinyl or thermoplastic floor tiles, or the black bitumen adhesive used to bond them. This adhesive is often impossible to fully remove and is chemically incompatible with standard LVT adhesive systems. We encapsulate using a specialist barrier primer before fitting, ensuring the new floor bonds correctly to a stable surface rather than re-releasing within its first year.

Laleham & Egham · TW18 / TW20

Victorian riverside cottages and mixed-period stock with ground-level moisture risk

Laleham's riverside village homes sit on suspended timber ground floors positioned close to the water table, creating a genuine moisture risk that rules out standard laminate on ground floors entirely. We fit LVT on a moisture-management system at ground level and reserve engineered oak — on a breathable underlay — for upper floors where suspended timber is dry and structurally sound. Egham's wider mixed stock spans Victorian through to modern, and each property is assessed individually at the home visit before any product is specified.
