We machine-sand the existing parquet flat, punch down any raised fasteners, fill gaps and voids with a flexible compound, and ply-board over areas with significant height variation. Concrete structural deck with wet UFH, open-plan footprints up to 70m²

Longcross's executive developments use concrete ground-floor decks with wet underfloor heating systems embedded in the screed — a specification that removes suspended timber entirely but introduces strict constraints on product selection and installation sequencing. We fit LVT glued direct to the screed (click-lock systems are not suitable here, as they can bridge and creak when the screed expands under heating cycles) or engineered oak boards with declared thermal resistance below 0.15 m²K/W. Before ordering any material, we confirm the system's maximum flow temperature and carry out a moisture test — new anhydrite screeds commonly retain water for months and must reach below 75% RH before any floor covering is bonded. Large open-plan kitchen-dining-living areas in these homes regularly run to 50–70m²; we plan the full layout at the visit to avoid a centre join in high-visibility positions.

South Ascot · period semis & smaller detached
