Sunningdale sits on the Berkshire–Surrey border and contains some of the most distinguished residential addresses in the home counties. The Wentworth Estate — developed from the 1920s around the championship golf course — is defined by grand interwar houses whose original parquet and herringbone timber subfloors require careful preparation before any new floor can go down. Sunningdale village itself is largely Edwardian and interwar detached housing on suspended timber construction, with generous room proportions and the tall skirting and architrave details that reward a properly fitted wide-board hardwood floor. To the south and west, Longcross has seen significant executive development over the past decade — concrete decks, wet underfloor heating, and large open-plan footprints that are a different project entirely from the Edwardian stock a mile away. Wentworth Estate's grand interwar houses frequently retain original parquet blocks or herringbone strip floors that have been in place for 80–90 years. These provide an irregular, textured surface that cannot be overlaid directly — any new floor will mirror the undulation beneath it within months of fitting. We machine-sand the existing parquet flat, punch down any raised fasteners, fill gaps and voids with a flexible compound, and ply-board over areas with significant height variation. The result is a preparation surface as flat and stable as a new screed, which is essential for the wide-board engineered oak (200mm or wider) that the scale of Wentworth's double-reception rooms and wide hallways demands. For upper floors and dressing rooms, a wool-blend carpet on a dense rebonded underlay provides acoustic performance suited to these tall, multi-storey properties.
Sunningdale village's Edwardian detached houses are built on suspended timber ground floors — joists over a ventilated void — which flex and move if not adequately prepared. A common issue in this era is blocked or mortared-over air-bricks: when the void beneath cannot ventilate, moisture accumulates and the subfloor begins to deteriorate silently. We check void condition and airflow at the home visit, clear or report blocked vents, re-fix any loose boards with screws, and install 18mm ply across the full floor area to eliminate spring and provide a consistent base for the new floor. For reception rooms and entrance halls, wide-board engineered oak in a brushed and oiled finish reflects the period proportions; the tall skirtings and original architrave of these homes make a precise perimeter cut essential, and we allow the time required to achieve it correctly.
Longcross's executive developments use concrete ground-floor decks with wet underfloor heating systems embedded in the screed — a specification that removes suspended timber entirely but introduces strict constraints on product selection and installation sequencing. We fit LVT glued direct to the screed (click-lock systems are not suitable here, as they can bridge and creak when the screed expands under heating cycles) or engineered oak boards with declared thermal resistance below 0.15 m²K/W. Before ordering any material, we confirm the system's maximum flow temperature and carry out a moisture test — new anhydrite screeds commonly retain water for months and must reach below 75% RH before any floor covering is bonded. Large open-plan kitchen-dining-living areas in these homes regularly run to 50–70m²; we plan the full layout at the visit to avoid a centre join in high-visibility positions.
The South Ascot streets that fall within the Sunningdale service boundary contain Edwardian semis and interwar detached houses where the ground floor is often a later concrete replacement — laid when original boards deteriorated — while the upper floor retains original suspended timber construction. This split-subfloor scenario is common in this housing era and requires two distinct specifications within the same property.
