The planned nature of the Furzedown development means subfloor quality is more consistent here than in the Victorian terrace streets of Tooting Bec. Board condition is generally good where original linoleum and carpet have been retained. Kitchen extensions, added in the 1970s–80s, create the standard concrete zone; we survey both zones and price accurately. LVT is the most popular choice in Furzedown properties — the consistent concrete extension subfloors and serviceable suspended timber in the original house suit LVT's flexibility well.
The streets around Tooting Broadway — Longmead Road, Franciscan Road, Garratt Lane SW17 — mix Victorian terraces with post-war rebuilding and properties that have had commercial use. Victorian survivors in this area have suspended timber of variable condition. Post-war rebuilds are on solid concrete. Properties near the Broadway with a history of commercial use at ground level — shops, restaurants, offices — may have concrete introduced in ground floors from that period.
