We bring the knowledge and tools to handle both.
Victorian terraces on Rose Street, Shute End and the streets around the town centre have suspended timber ground floors on joists that have undergone 140 years of seasonal movement. Boards are typically gapped, slightly cupped and at varying heights across the room. We re-secure loose boards, punch down nails, apply 6mm ply across the full room area and fit engineered hardwood or LVT on a base that sits completely still and quiet.
The large Arborfield Garrison and Shinfield Rise developments use modern concrete deck construction with underfloor heating built into the ground-floor screed. Products here require UFH-compatible ratings and a confirmed acclimatisation period before installation. We check the system's operating temperature at the visit, specify compatible LVT or engineered oak, and fit after the required 48-hour heating cycle that brings the screed to installation moisture level.
Earley's 1970s detached stock typically has a solid concrete ground floor that has been re-screeded at least once since original construction. The result is often a floor with inconsistent thickness and multiple patched areas at different heights — invisible under existing carpet but problematic for new hard flooring. We check with a 2m straightedge, apply self-levelling compound across affected areas and fit LVT or laminate on a genuinely flat surface.
Woodley's larger family homes from the 1980s and 1990s typically combine a solid concrete ground floor with a timber-frame upper floor structure. First-floor carpet installation needs to account for the slight give in the timber deck that a solid flat would not exhibit. We use a denser underlay to absorb deck flex and select a carpet with a resilient jute or action-back that doesn't telegraph subfloor movement over time.
