§ Local housing stock

Cobham homes — what to expect.

Cobham is one of Surrey's most affluent villages, known for its large detached properties on generous plots along roads including Fairmile Lane, Between Streets and the private Fairmile Estate. Housing stock spans Victorian and Edwardian detached homes in the old village, substantial interwar and 1950s–1970s detached on the woodland periphery, and a cohort of high-specification modern detached built since 2000. Suspended timber and solid concrete ground floors are both common depending on era; premium kitchen extensions with UFH screed are now widespread across all property types.

£1.1m median residential property price in KT11, with Fairmile Lane and the Cobham Park Road area averaging significantly higher Land Registry UK HPI, Elmbridge Borough Council housing statistics 2023

Laminate is less frequently chosen for Cobham's main living areas — owners here typically prefer LVT or engineered wood for the premium aesthetic — but it remains a sensible and practical choice for secondary bedrooms, children's playrooms and home offices. On solid concrete ground floors in the 1950s–1970s Cobham stock, laminate is simple to install with a foam-rubber underlay. For upper floors of Victorian and Edwardian properties, laminate over a foam underlay reduces the hollow sound common on old timber framing. We do not recommend laminate over UFH-screed systems or on ground-floor suspended timber where moisture is present — in those situations LVT or engineered wood are the more appropriate choices.

§ Housing types we fit in Cobham

Laminate Flooring across every property type.

01

Victorian and Edwardian Village Detached.

The old Cobham village centre and the roads immediately surrounding the High Street — Church Street, Downside Road and the Between Streets area — contain a concentration of substantial Victorian and Edwardian detached homes. Suspended timber ground floors with original or replaced pine boards are universal. Some properties have wide entrance halls with original Victorian encaustic or geometric tile that owners wish to preserve alongside new flooring in adjacent rooms.

Laminate click joints are not designed to flex, and a deflecting suspended timber subfloor will stress them until they separate. We install structural ply before any laminate to eliminate movement across joist spans. An acoustic foam underlay is laid on top of the ply, reducing impact noise between floors — important in terrace and semi-detached properties. Ply preparation is included in the fixed price.

02

Interwar Large Detached.

The Fairmile Lane, Fairmile Estate and Cobham Park Road areas contain a significant number of large interwar detached homes — five to seven bedrooms, typically set in quarter- to half-acre plots. Subfloors in this era are mixed: suspended timber in the main reception rooms of 1920s–early-1930s builds, solid concrete in those from the mid-1930s onwards. The scale of these properties means floor height management across multiple subfloor types is a common specification challenge.

In mixed-subfloor properties we assess each floor level separately. Laminate works well on dry upper and ground-level concrete floors with correct preparation; on any ground floor showing elevated moisture we recommend switching to LVT for that level rather than risk swelling and joint failure. The recommendation is always made at the home visit, before any product is ordered.

03

1950s–1970s Detached.

Post-war detached properties are spread through Cobham on roads including Anyards Road, Between Streets and the fringes of the Plough estate. Solid concrete slab construction is standard. Many of this era have been extended and refurbished multiple times, resulting in a patchwork of screed overlays of varying thickness in extended kitchen areas. Level variations of 15–30mm are common at the junctions between original concrete slab and later extensions.

Solid concrete ground floors within safe moisture tolerances are well-suited to floating laminate. We install a 3-in-1 underlay combining a DPM layer, acoustic foam, and vapour barrier — protecting the boards from any residual ground moisture. A correct expansion gap is left at every wall and threshold, preventing the floor from lifting or buckling as the boards move with temperature changes.

04

Post-2000 Premium New-Build and Extension.

Cobham's high land values have driven a significant number of premium new-build and whole-house redevelopment projects since 2000, particularly on the Fairmile Estate and in the Downside area. These properties — and the large rear kitchen extensions added to older homes throughout the village — feature UFH-screed ground floors as standard. Wet underfloor heating systems are specified universally, and floor covering specification must account for both the product's UFH rating and the screed's curing status.

Laminate can be used over underfloor heating, but only with products and underlays specifically rated for it. We supply UFH-rated laminate boards and specify underlay with a thermal resistance of ≤0.10 m²K/W — lower than the limit for carpet or LVT, as laminate transfers heat less efficiently. Every product we install over UFH is confirmed in writing as manufacturer-approved for the application.

§ Laminate Flooring questions — Cobham

Common questions about laminate flooring in Cobham.

Do you fit laminate flooring in Cobham?

Yes — we cover KT11 including Cobham, Fairmile, Downside and Stoke D'Abernon. Free home visit, fixed price, uplift, underlay, fitting and door trimming all included.

Is laminate flooring suitable for a bedroom in a Cobham 1960s property?

Yes — for ground-floor solid concrete and upper-floor timber subfloors in good condition, laminate with a quality underlay is an excellent bedroom floor. We moisture-test and level where needed as part of our standard service.

Can laminate be fitted over underfloor heating in a Cobham kitchen extension?

We do not recommend laminate over wet UFH systems in kitchen extensions. Heat cycling opens laminate joints over time. LVT or engineered wood are better choices for heated subfloors — we'll advise on your home visit.

How much does laminate flooring cost in Cobham?

We price per square metre. You receive a fully itemised fixed price on your free home visit, including supply, underlay, fitting, uplift and door trimming.

What is the best laminate for a Cobham children's playroom or family room?

For high-traffic family rooms we recommend a 10mm or 12mm AC4-rated laminate — it handles the wear of family life well and is easy to clean. We bring sample boards to your home visit so you can choose a finish and colour.
