§ Local housing stock

Merton homes — what to expect.

Merton encompasses Wimbledon Park, Colliers Wood, Mitcham, Morden and Raynes Park — a varied mix of Edwardian semis and Victorian terraces in the northern parts, 1930s–50s semis throughout Mitcham and Morden, and some post-war estate housing. Suspended timber is the dominant ground-floor type in the Edwardian stock; solid concrete or early screed in the 1930s–50s semis. Raynes Park and Wimbledon Park suit premium floor specifications.

61% of Merton's housing stock was built before 1965, with a mix of Edwardian suspended timber and 1930s–50s concrete ground floors across the borough's varied housing neighbourhoods. ONS Census 2021, dwelling age data, London Borough of Merton

Laminate is popular in Merton's 1930s semi market where dry concrete ground floors provide a good floating base. Edwardian suspended timber floors in Wimbledon Park and Raynes Park need ply-rafting first. Post-war concrete in parts of Mitcham and Morden are assessed individually for moisture — elevated readings mean LVT is the safer choice. Upper-floor chipboard throughout Merton's Victorian and Edwardian stock is a direct laminate candidate.

§ Housing types we fit in Merton

Laminate Flooring across every property type.

01

Edwardian Semi.

The Edwardian semis in Wimbledon Park and Raynes Park — on roads like Revelstoke Road, Lake Road and Approach Road — have suspended timber ground floors consistent with Edwardian London construction. These well-proportioned family semis suit a range of floor finishes once the subfloor has been ply-rafted.

Laminate click joints are not designed to flex, and a deflecting suspended timber subfloor will stress them until they separate. We install structural ply before any laminate to eliminate movement across joist spans. An acoustic foam underlay is laid on top of the ply, reducing impact noise between floors — important in terrace and semi-detached properties. Ply preparation is included in the fixed price.

02

Victorian Terrace.

Victorian terraces in Colliers Wood and Mitcham — particularly around Merton High Street and the roads running down towards Morden — have suspended timber ground floors on joists. Many have had extensions to the rear; the original ground-floor construction remains suspended timber throughout the pre-extension part of the property.

03

1930s–50s Semi-Detached.

The 1930s semis filling Morden, South Mitcham and the outer reaches of the borough along the Northern Line extension corridor have solid-concrete ground floors. Moisture readings are variable — we test at every home visit and include a DPM membrane in the fixed price where readings are elevated.

Solid concrete ground floors within safe moisture tolerances are well-suited to floating laminate. We install a 3-in-1 underlay combining a DPM layer, acoustic foam, and vapour barrier — protecting the boards from any residual ground moisture. A correct expansion gap is left at every wall and threshold, preventing the floor from lifting or buckling as the boards move with temperature changes.

04

Modern Development.

Modern residential development on the Wimbledon fringe and around Colliers Wood tube station has introduced screed and wet underfloor heating into the Merton housing mix. Product compatibility for any flooring specified on these systems is confirmed in writing before installation.

Laminate can be used over underfloor heating, but only with products and underlays specifically rated for it. We supply UFH-rated laminate boards and specify underlay with a thermal resistance of ≤0.10 m²K/W — lower than the limit for carpet or LVT, as laminate transfers heat less efficiently. Every product we install over UFH is confirmed in writing as manufacturer-approved for the application.
