Floors & Fix fits LVT throughout Chelsea, SW3 and SW10. It is the most versatile choice for Chelsea's mix of Victorian conversion flats, Georgian townhouses and basement extensions — handling suspended timber, screed and UFH-screed subfloors in a single product, with a realistic wood or stone appearance that suits the area's premium interior market.

§ Local housing stock

Chelsea homes — what to expect.

Chelsea's housing stock is defined by Georgian and early Victorian stucco-fronted townhouses on streets such as Cheyne Walk, Paultons Square and Carlyle Square, alongside the large converted Victorian terraces that make up much of the flat market in SW3 and SW10. Suspended timber is the dominant subfloor in all pre-war stock. High-specification basement extensions — common across the borough — almost universally feature reinforced concrete slabs with liquid screed and underfloor heating, creating a sharp contrast between original upper floors and modern lower-ground additions.

LVT has become the default choice for Chelsea kitchens and hallways, and increasingly for ground-floor reception rooms in the area's conversion flats. The product's resilience and waterproof core make it practical in high-traffic areas, and the visual range now encompasses formats that genuinely complement period interiors. In basement conversions on Royal Hospital Road, Tregunter Road and Elm Park Gardens, LVT over UFH screed is a near-perfect match: it heats quickly, sits low-profile and tolerates the temperature cycling that UFH introduces. On suspended-timber subfloors in Victorian conversion flats, we fit 18 mm ply before any glue-down or click-lock LVT to prevent flex de-lamination. Moisture readings are checked in all below-ground and ground-floor spaces before fitting begins. A 0.55 mm wear layer is our standard recommendation; for high-traffic Chelsea hallways and kitchen-diners, a 0.7 mm wear layer is worth the additional investment.

§ Housing types we fit in Chelsea

LVT Flooring across every property type.

01

Georgian & Early Victorian Stucco-Fronted Townhouses.

The grand stucco-fronted terraces of Cheyne Walk, Paultons Square, Carlyle Square and Oakley Street are among the most architecturally significant in London. These multi-storey houses sit on original suspended timber throughout all upper floors. Ground-floor hallways sometimes have encaustic tile or stone, but rear reception rooms invariably conceal suspended timber boards beneath carpets or Victorian parquet. Any flooring work here requires a sensitive approach to protect listed or locally-listed fabric.

LVT click-lock planks bridge across joists without support, causing joints to stress and separate over time on a deflecting suspended timber floor. Before any LVT is laid we install 6mm structural ply, screwed at 200mm centres, to create a rigid, flat deck. On floors where deflection is marginal we use glue-down LVT as an alternative — it distributes load across the adhesive bed rather than relying on the click joint. Ply supply and fixing is included in your fixed price.

02

Victorian Conversion Flats — SW3 & SW10.

Large Victorian terraces along Fulham Road, King's Road and the grid of streets between them — Limerston Street, Callow Street, Blantyre Street — have been extensively subdivided into leasehold flats. Each flat typically occupies one or two floors, with suspended-timber subfloors. In ground-floor flats, airbrick ventilation is often partially obstructed, elevating moisture risk. Acoustic underlay is frequently required by lease. First- and second-floor flats tend to be drier with good structural boards.

03

Basement Conversions & Lower-Ground Extensions.

Chelsea has one of the highest concentrations of residential basement conversions in London. Properties throughout the Royal Hospital Road, Tregunter Road and Elm Park Road areas have added substantial lower-ground-floor living spaces built on reinforced concrete slabs, typically finished with liquid screed and underfloor heating. These premium spaces are well-suited to LVT and engineered wood and represent a significant proportion of Floors & Fix's work in SW3.

On underfloor heating screed we always specify glue-down LVT rather than click-lock — continuous heat cycling can cause click joints to stress in some products, whereas a full glue-down bond remains stable across the temperature range. Total thermal resistance of the LVT and any underlay must be ≤0.15 m²K/W to protect heating efficiency. UFH compatibility is confirmed in writing on every quote.

04

Post-War Purpose-Built Blocks.

Blocks erected in the 1960s and 1970s — including those along Dovehouse Street, Fulham Road and parts of World's End — were built with solid concrete floors throughout. These blocks offer straightforward subfloor conditions for hard flooring, as concrete is inherently stable. Moisture testing is still routine on ground-floor flats. Screed overlays are sometimes present where previous residents have added electric UFH mats.

Solid concrete in good condition is an ideal substrate for LVT. We prime the surface, level any high spots or dips with floor-levelling compound, and then install by click-lock or glue-down depending on the product and room use. The finished floor will be flat, stable, and fully fitted including all door trimming.

§ LVT Flooring questions — Chelsea

Common questions about lvt flooring in Chelsea.

Is LVT suitable for a Chelsea basement conversion?

It is one of the best choices. LVT is compatible with underfloor heating, sits flat on screed without expansion gaps, and is fully waterproof — important in a below-ground environment. We verify moisture readings and UFH compatibility before fitting in all Chelsea basement spaces.

Can LVT be fitted in a Chelsea leasehold flat without sub-floor prep?

Rarely on a suspended-timber subfloor. Victorian floorboards in Chelsea conversion flats are almost always uneven enough to telegraph through LVT without ply preparation. We include ply-overlay in our fixed price where the subfloor requires it.

How realistic does LVT look in a Chelsea period property?

The best LVT ranges now feature embossed-in-register finishes and varied plank lengths that are convincing at normal viewing distances. For a Chelsea Georgian or Victorian interior, we recommend wider-format planks (180–220 mm) in a pale oak or stone format that complements the architecture without pretending to be solid wood.

How much does LVT fitting cost in Chelsea?

Prices depend on area, product specification and subfloor preparation required. Chelsea properties often have larger rooms and require ply, which adds to the cost. We give a fixed price at the free home visit — a typical Chelsea kitchen-diner runs from £700 to £2,000 supply and fit.

Do you fit LVT across a whole Chelsea townhouse?

Yes. Whole-house LVT installations — ground floor through to upper landings — are a significant part of our Chelsea work. We plan the job to minimise disruption, phasing by floor if the property is occupied, and complete all door trimming as we go.
