On floors where deflection is marginal we use glue-down LVT as an alternative — it distributes load across the adhesive bed rather than relying on the click joint. Edwardian Semi-Detached.

Wide Edwardian semis on Copsem Lane, Park Road and Station Road form a large part of Esher's residential fabric. These three to four bedroom properties share the suspended timber ground floors of their detached contemporaries but are more likely to have received concrete screed overlays in kitchens during the 1970s–1990s. Floor height differentials of 20–40mm between original and extended areas are common and require careful threshold management when fitting new floors.

Where a property has both concrete and timber subfloors — common in converted flats — installation method and preparation vary room by room. Concrete rooms typically receive glue-down LVT; timber rooms receive ply-raft followed by glue-down or click-lock as appropriate. 1930s Detached.

A number of 1930s detached homes are scattered through Esher, particularly off Lammas Lane and the roads west of Sandown Park racecourse. Solid concrete strip foundations became the norm for this era. Ground floors are solid concrete, often with original 1930s quarry or encaustic tile in hallways and kitchens. These are among the most straightforward subfloors to prepare for LVT or engineered wood fitting.

Solid concrete in good condition is an ideal substrate for LVT. We prime the surface, level any high spots or dips with floor-levelling compound, and then install by click-lock or glue-down depending on the product and room use.
