Blackheath — Lee Terrace, Montpelier Row, Lloyds Place, the Blackheath Park estate — sits on elevated ground above the Thames flood plain, which transforms the subfloor moisture situation: drainage is better here than in the lower Greenwich streets, and original timber floors have been better protected from moisture over the centuries. The Georgian and Regency terraces on Lee Terrace and Montpelier Row (1780–1830) have wide-board suspended timber of exceptional quality — in properties where original carpet has been the only floor covering, original boards of 175–200mm width in pine or oak are found in remarkable condition. Blackheath Park estate (1920s) has suspended timber of consistently good quality. We always survey at the home visit, but the elevated position of Blackheath makes preparation more straightforward than the lower Greenwich streets.
Charlton — Charlton Church Lane, Canberra Road, Victoria Way, Blenheim Grove SE7 — has Victorian and Edwardian semis (1875–1914) of the solid south-east London speculative build tradition. Suspended timber throughout: deal boards 100–125mm wide, joists at 400mm centres. Board condition is variable in Charlton — some properties near the Thames have moisture issues in ground-floor subfloors from historic flood events, even at distances that might seem safe from the river. We always measure before specifying in this area. Properties on higher ground away from the river and the DLR corridor have more predictable conditions. Kitchen extensions add the standard concrete zone; we survey and price both zones at the home visit.
The Greenwich Peninsula development — Peninsula Square, Drawdock Road, Middle Way SE10 — is built on former gasworks land and represents modern riverside development at scale. Concrete deck construction throughout; premium apartments have wet underfloor heating. The decontaminated industrial land means the ground conditions here are entirely different from historic Greenwich — there are no suspended timber subfloors on the Peninsula. We confirm UFH system type, operating temperature and product compatibility before specifying for any Peninsula apartment. LVT glued direct to the screed is the standard specification for these large open-plan spaces. The Peninsula continues to be developed and we regularly work in newly completed blocks as they open to residential occupation.
