The ply preparation is included in the fixed price given at the home visit. Board condition in well-maintained properties is generally serviceable despite the wider spacing.
Lee — Lee Road, Eltham Road, Manor Lane, Burnt Ash Road SE12 — has Victorian and Edwardian semis of noticeably better construction quality than the Hither Green terraces. Double-fronted semis on Lee Road and Manor Lane were built for a middle-class market and reflect that investment: boards of 125–150mm width on joists at standard 400mm centres. Some larger properties on Lee Road have reception rooms 4.5m wide — requiring the same careful ply preparation and centre-line board laying that we apply in any room of this width. First-floor boards in the best-maintained Lee properties are frequently in excellent condition. We survey all floors, re-nail where needed, apply ply and fit. The Lee stock rewards the survey investment with generally predictable and above-average subfloor quality.
Grove Park — Chinbrook Road, Baring Road, Marvels Lane SE12 — is a 1930s residential suburb developed on farmland following the expansion of bus services to the area. Semi-detached houses built to a consistent standard: deal boards 100–125mm wide, joists at 400mm centres. Grove Park was developed as a private housing estate and the standard of construction reflects the owner-occupier market for which it was built — noticeably more consistent than the Hither Green rental terrace stock. Board condition in Grove Park is generally above average for 1930s SE London stock. Kitchen extensions create the standard concrete zone; we survey both zones and price accurately at the home visit. LVT and laminate are the most popular choices in Grove Park properties.
Lewisham town centre — Lewisham High Street, Molesworth Street, Ladywell Road SE13 — underwent significant post-war redevelopment following bomb damage in WWII. Post-war housing and commercial conversion stock is on solid concrete; surviving Victorian properties away from the bomb-damaged streets retain original suspended timber. The town centre location means some properties have commercial use history — concrete introduced during retail or office occupation. We survey every property at the home visit; in the town centre area, the subfloor type cannot be assumed from the building's exterior age. Post-war solid concrete properties are suitable for LVT, laminate and engineered wood with standard preparation.
