§ Local housing stock

Camberley homes — what to expect.

Camberley is a garrison town in north-west Surrey shaped by its proximity to the Royal Military Academy Sandhurst and the former Deepcut barracks. Housing stock ranges from 1930s–1960s semis and detached homes on roads like Heatherside and Park Road to newer estates at Deepcut Village and around the Watchetts area. Solid concrete and screed ground floors are the norm; UFH is widespread in the post-2010 Deepcut and Sandhurst Road developments.

62% of Camberley dwellings are owner-occupied, above the Surrey Heath average of 58% ONS Census 2021, Surrey Heath local authority profile

Laminate is a practical choice for Camberley's 1930s–1970s housing where solid concrete ground floors are the norm. Because laminate is a floating floor it tolerates minor subfloor movement and is unaffected by the slight variations in humidity common in older properties. However, laminate is not recommended over UFH-screed systems in Deepcut — the heat cycling causes expansion and contraction that can cause joints to open over time; LVT or engineered wood are better options in those homes. For upper floors in Camberley's semis, laminate works well over existing floorboards with a good acoustic underlay, which also reduces the hollow sound sometimes associated with floating floors above suspended timber.

§ Housing types we fit in Camberley

Laminate Flooring across every property type.

01

1930s–1950s Semi-Detached.

The bulk of Camberley's semi-detached stock lines roads such as Heatherside Road, Upper Charles Street and the Knoll Road corridor. Built on solid concrete strip foundations, these properties almost always have ground-floor solid concrete or quarry-tile subfloors. Wall ties and damp-proof courses were standard but minimal, meaning moisture readings in bay-fronted front rooms can surprise even experienced fitters.

Solid concrete ground floors within safe moisture tolerances are well-suited to floating laminate. We install a 3-in-1 underlay combining a DPM layer, acoustic foam, and vapour barrier — protecting the boards from any residual ground moisture. A correct expansion gap is left at every wall and threshold, preventing the floor from lifting or buckling as the boards move with temperature changes.

02

1960s–1970s Detached.

Detached bungalows and two-storey homes around the Watchetts Drive and London Road area form a large tranche of Camberley's 1960s–1970s stock. Concrete slab construction is almost universal. Screed overlays were common during kitchen and bathroom refurbishments in the 1990s, meaning floor heights can vary room to room — a factor when matching LVT thicknesses at doorways.

Flat, dry screed is an ideal base for laminate flooring. No DPM is required on a moisture-neutral screed — we install a standard acoustic foam underlay and float the laminate with correct expansion gaps at all perimeter walls. The result is a stable, quiet floor with a clean finish at every threshold and doorway.

03

Post-2005 New-Build (Deepcut Village).

The Deepcut Village regeneration — built on the former Princess Royal Barracks site — introduced thousands of new homes between 2007 and 2020 on roads including Blackdown Road and Gordon Road. These are screed or UFH-screed throughout. Underfloor heating is factory-fitted and widespread; builders used predominantly wet screed systems which require a strict 28-day dry-down before any floor covering is laid.

Laminate can be used over underfloor heating, but only with products and underlays specifically rated for it. We supply UFH-rated laminate boards and specify underlay with a thermal resistance of ≤0.10 m²K/W — lower than the limit for carpet or LVT, as laminate transfers heat less efficiently. Every product we install over UFH is confirmed in writing as manufacturer-approved for the application.

04

Interwar Semi-Detached (Sandhurst).

Sandhurst town itself — distinct from the Academy — contains a good spread of 1920s–1940s semis around College Road, Yorktown Road and the Larges Lane area. Suspended timber ground floors are not uncommon in this era, though many have been retrofitted with solid concrete screeds during successive kitchen extensions. A thorough subfloor survey is always recommended before specifying engineered wood.

In mixed-subfloor properties we assess each floor level separately. Laminate works well on dry upper and ground-level concrete floors with correct preparation; on any ground floor showing elevated moisture we recommend switching to LVT for that level rather than risk swelling and joint failure. The recommendation is always made at the home visit, before any product is ordered.

§ Laminate Flooring questions — Camberley

Common questions about laminate flooring in Camberley.

Do you fit laminate flooring in Camberley and Sandhurst?

Yes — we serve the full GU15, GU16 and GU17 postcode area. We offer a free home visit, fixed price on the day, and include uplift of your old floor, fitting, underlay and door trimming in every quote.

Is laminate flooring suitable for a Camberley home with underfloor heating?

We generally do not recommend laminate over wet UFH systems, as found in Deepcut new-builds, because heat cycling can cause joint separation over time. LVT or engineered wood are more stable options for UFH. We'll advise the best product on your home visit.

How long does laminate fitting take in a Camberley property?

A typical ground-floor open-plan area in a Camberley semi takes around half a day to one full day depending on room size and subfloor condition. We carry out any necessary levelling before laying, so everything is done in one visit where possible.

What thickness laminate do you recommend for a busy family home in Camberley?

For family homes we recommend 8mm or 12mm AC4-rated laminate, which is classified for heavy residential use. A 3mm foam or foam-rubber underlay is included as standard. We carry samples from several ranges and bring them to your home visit.

Can you fit laminate over an uneven concrete floor in a 1950s Camberley house?

Yes — minor unevenness is addressed with self-levelling compound before fitting, which is included in our prep service. We assess the subfloor condition on our survey visit and price any additional prep transparently at the same time.
