Laminate is a sensible, cost-effective choice for Farnham's interwar semis and 1980s–1990s estate homes where solid concrete and screed subfloors provide a stable base. As a floating floor, laminate requires the subfloor to be flat to within 3mm over 1.8 metres — on older Farnham properties with undulating screed, a light self-levelling compound pass may be needed first. For rooms above suspended timber in Victorian and Georgian properties, laminate performs well with a 3mm foam underlay to absorb minor board movement. Note that laminate is sensitive to standing water, so it is not ideal for Farnham's older properties where DPC failures cause periodic moisture ingress at the perimeter — LVT or engineered wood would be a safer choice in those rooms.

A correct expansion gap is left at every wall and threshold, preventing the floor from lifting or buckling as the boards move with temperature changes.

Homes on these estates have solid concrete or screed ground floors and standard block construction.
