Floors & Fix supplies and fits laminate throughout Kingston upon Thames KT1–KT2. Laminate is popular for bedrooms and upper floors throughout KT1 and KT2, and works well on dry ground floors in the Cambridge Road 1930s–50s semis. For Victorian terraces we ply-raft the ground floor first, and for concrete floors we test moisture before specifying.

§ Local housing stock

Kingston upon Thames homes — what to expect.

Kingston upon Thames has a varied housing stock close to the Surrey border — Victorian terraces in Norbiton and the streets between Kingston town centre and Cambridge Road, 1930s–50s semis in the KT2 corridor, 1970s–80s council housing in parts of KT1 and KT2, and modern riverside apartment developments including Charter Quay with underfloor heating.

61% of Kingston upon Thames's housing stock predates 1980, including a significant proportion of Victorian suspended-timber ground floors in the KT1 and KT2 inner residential streets. ONS Census 2021, housing stock age, Royal Borough of Kingston upon Thames

Laminate is a practical choice across Kingston's upper floors and dry ground-floor rooms. Victorian terraces in Norbiton and the KT2 grid need ply preparation on the suspended timber ground floor before floating laminate can be installed. The 1930s and 50s semis along Cambridge Road have mixed ground floors — we test moisture at the home visit and recommend laminate on dry rooms, LVT where damp is present. Bittoms estate concrete ground floors with medium moisture readings need moisture testing before laminate is specified. Upper floors throughout Kingston's housing stock are generally good laminate candidates with minimal preparation.

§ Housing types we fit in Kingston upon Thames

Laminate Flooring across every property type.

01

Victorian Terrace.

Victorian terraces in Norbiton, the streets between Kingston High Street and Cambridge Road, and the inner KT2 residential grid have suspended timber ground floors in varying condition. These properties have generous proportions for the period and suit period-sympathetic floor finishes including wider-board engineered wood.

Laminate click joints are not designed to flex, and a deflecting suspended timber subfloor will stress them until they separate. We install structural ply before any laminate to eliminate movement across joist spans. An acoustic foam underlay is laid on top of the ply, reducing impact noise between floors — important in terrace and semi-detached properties. Ply preparation is included in the fixed price.

02

1930s–50s Semi-Detached.

Inter-war and early post-war semis along the Cambridge Road corridor and in Canbury have mixed ground floors — some suspended timber, some solid concrete — with generally medium moisture readings. The rooms are proportionate and these properties suit a wide range of floor types.

In mixed-subfloor properties we assess each floor level separately. Laminate works well on dry upper and ground-level concrete floors with correct preparation; on any ground floor showing elevated moisture we recommend switching to LVT for that level rather than risk swelling and joint failure. The recommendation is always made at the home visit, before any product is ordered.

03

New Build (UFH).

Riverside developments including Charter Quay and newer KT1 waterfront apartments have liquid-screed floors with wet underfloor heating throughout. These require UFH-rated product selection and confirmed glue-down or approved click-lock installation method.

Laminate can be used over underfloor heating, but only with products and underlays specifically rated for it. We supply UFH-rated laminate boards and specify underlay with a thermal resistance of ≤0.10 m²K/W — lower than the limit for carpet or LVT, as laminate transfers heat less efficiently. Every product we install over UFH is confirmed in writing as manufacturer-approved for the application.

04

1970s–80s Estate.

The Bittoms and similar 1970s and 80s residential developments in KT1 and KT2 have solid concrete ground floors with generally medium moisture readings — better-specified DPCs than the 1950s stock but still tested at every home visit before product is specified.

Solid concrete ground floors within safe moisture tolerances are well-suited to floating laminate. We install a 3-in-1 underlay combining a DPM layer, acoustic foam, and vapour barrier — protecting the boards from any residual ground moisture. A correct expansion gap is left at every wall and threshold, preventing the floor from lifting or buckling as the boards move with temperature changes.

§ Laminate Flooring questions — Kingston upon Thames

Common questions about laminate flooring in Kingston upon Thames.

Is laminate suitable for the first floor of a Kingston Victorian terrace?

Yes — the suspended timber upper floors in Kingston's Victorian terraces are good laminate candidates. Preparation is minimal and the result is a clean, practical finish for bedrooms and landings.

Can laminate be fitted in a Norbiton ground-floor room?

Yes, once the timber floor is ply-rafted to eliminate flex. Floating laminate on a 3-in-1 underlay performs well. We recommend testing moisture on any ground floor before specifying — if elevated, LVT is the safer choice.

What laminate grade do you recommend for a Kingston family hallway?

AC4 for a hallway — rated for heavy residential traffic. We bring samples to the home visit so you can choose the style and finish that suits your home.

My Charter Quay Kingston apartment has underfloor heating — can I have laminate?

Yes, with UFH-rated products and compatible underlay (≤0.10 m²K/W). We confirm UFH suitability in writing on the quote.

Is uplift of the old floor included in the laminate price?

Yes — uplift and disposal, sub-floor preparation, fitting and door trimming are all included in the fixed price given at the free home visit.
