Floors & Fix installs LVT across Wokingham and the RG40–RG41 postcodes. LVT's waterproof construction suits the damp concrete ground floors common in Emmbrook and Woosehill, and glue-down LVT is compatible with underfloor heating in Montague Park new builds. We cover the full Wokingham Borough from a single free home visit.
Wokingham has a market-town core of Victorian and Edwardian terraces around Denmark Street and Peach Street, surrounded by waves of 1960s–80s private estates in Emmbrook, Woosehill and Matthewsgreen, and newer 2000s–2020s development at Montague Park and Nine Mile Ride. Ground floors range from suspended timber in the town centre to screeded slabs in modern estates, with the newest builds carrying wet underfloor heating.
61% of Wokingham's housing stock was built before 1990, creating a mix of subfloor types that we assess at every home visit before specifying any flooring product. — ONS Census 2021, dwelling age, Wokingham Borough Council area
LVT is an excellent choice for Wokingham's older housing stock where moisture is a factor. On the 1960s–70s concrete floors in Emmbrook and Woosehill, LVT's waterproof core tolerates light moisture readings better than wood products — though adhesive bond still requires moisture within tolerance, and we confirm this at the home visit. For the Victorian terraces in the town centre, we ply-raft the suspended timber ground floor before any LVT; click-lock planks separate at the joints on a floor with any flex. Montague Park new-build UFH takes glue-down LVT at ≤0.15 m²K/W total thermal resistance — confirmed in writing on every quote.
The terraces and semis around Denmark Street, Peach Street and the older parts of Wokingham town centre date from the 1870s to 1910s. Ground floors are suspended timber on joists, with original pine or deal boarding that often needs ply-rafting before a hard floor finish is installed. These homes have characteristic Victorian proportions that suit period-sympathetic floor choices.
LVT click-lock planks bridge across joists without support, causing joints to stress and separate over time on a deflecting suspended timber floor. Before any LVT is laid we install 6mm structural ply, screwed at 200mm centres, to create a rigid, flat deck. On floors where deflection is marginal we use glue-down LVT as an alternative — it distributes load across the adhesive bed rather than relying on the click joint. Ply supply and fixing is included in your fixed price.
Private and local-authority housing in Emmbrook and Woosehill built in the 1960s and 70s has solid-concrete ground floors laid without the moisture-control membranes that are standard today. Elevated moisture readings are a routine finding — we test with a hygrometer at the home visit and specify accordingly, including a DPM membrane in the fixed price where required.
Solid concrete in good condition is an ideal substrate for LVT. We prime the surface, level any high spots or dips with floor-levelling compound, and then install by click-lock or glue-down depending on the product and room use. The finished floor will be flat, stable, and fully fitted including all door trimming.
Private estates built from the 1980s through early 2000s in Matthewsgreen, Norreys and around the Finchampstead Road corridor generally have screeded concrete ground floors that are dry and level. Upper floors are chipboard on joists. These are among the most straightforward subfloor situations we encounter in Wokingham — most flooring products install directly.
Liquid or power-float screed is the optimal substrate for LVT — flat, stable, and moisture-neutral once cured. We self-level any low spots before fitting to ensure the click or glue-down installation achieves the flatness tolerances required by the manufacturer. Minimal preparation means a faster, cleaner installation with no compromise on quality.
The major new-build developments at Montague Park, Farley Hill and along the Nine Mile Ride extension are built to current energy standards with liquid-screed ground floors and wet underfloor heating. Any flooring installed over these systems must be specified for UFH compatibility — we confirm thermal resistance in writing at every quote for new-build properties.
On underfloor heating screed we always specify glue-down LVT rather than click-lock — continuous heat cycling can cause click joints to stress in some products, whereas a full glue-down bond remains stable across the temperature range. Total thermal resistance of the LVT and any underlay must be ≤0.15 m²K/W to protect heating efficiency. UFH compatibility is confirmed in writing on every quote.
LVT tolerates light moisture better than wood or laminate, but adhesive bond has moisture limits. We test at the home visit and specify accordingly — on very wet floors a DPM goes down first.
Often yes — if the tiles are firmly bonded and the height difference is manageable we self-level and install LVT on top. We confirm the approach at the home visit.
Glue-down LVT with total thermal resistance ≤0.15 m²K/W is our standard specification for wet UFH. UFH compatibility is confirmed in writing at the time of quote.
Click-lock needs a rigid base — ideal for 1980s+ screeded properties. Glue-down suits older properties with any subfloor flex or moderate moisture. We recommend the system based on your specific subfloor.
A typical ground-floor open-plan area takes one day. For glue-down LVT, light foot traffic after 4–6 hours; full furniture loading after 24 hours.
