Floors & Fix supplies and fits laminate throughout Uxbridge's UB8–UB10 postcodes. Laminate works well on dry upper floors throughout the area and on the dry ground floors of Ickenham's 1930s semis (once ply-rafted). For UB8 Cowley and Yiewsley's moisture-prone concrete ground floors, we test first and recommend LVT if readings are elevated.
Uxbridge has a mixed housing stock — 1930s semis in Ickenham (UB10) and Denham (UB9) with suspended timber ground floors, post-war semis in UB8 Cowley and Hillingdon with solid concrete, 1970s local-authority housing in Yiewsley with elevated moisture, and new-build town-centre developments in UB8 with underfloor heating driven by the Crossrail connection.
64% of Uxbridge's housing stock predates 1980, with a mix of suspended-timber 1930s construction in the outer residential areas and solid-concrete post-war and local-authority housing in UB8 and Yiewsley. — ONS Census 2021, housing stock age, London Borough of Hillingdon
Laminate is a practical choice for Uxbridge's upper floors and dry ground-floor rooms. Ickenham and Denham's 1930s semis with suspended timber ground floors need ply preparation before floating laminate — once ply is down these are good laminate candidates. UB8 Cowley's post-war semis have solid concrete ground floors with medium moisture — we test at the visit; if within tolerance, floating laminate on a 3-in-1 underlay performs well. On Yiewsley's 1970s housing with elevated moisture, LVT is the safer ground-floor recommendation. Upper floors throughout Uxbridge's housing stock are generally straightforward laminate candidates.
The 1930s semis in Ickenham (UB10) and Denham (UB9) have suspended timber ground floors in generally good condition — lower moisture risk than UB8's post-war stock. These properties benefit from ply preparation before LVT, laminate or engineered wood on the ground floor, and suit most floor products on upper floors without additional preparation.
Laminate click joints are not designed to flex, and a deflecting suspended timber subfloor will stress them until they separate. We install structural ply before any laminate to eliminate movement across joist spans. An acoustic foam underlay is laid on top of the ply, reducing impact noise between floors — important in terrace and semi-detached properties. Ply preparation is included in the fixed price.
Post-war semis in UB8 Cowley and Hillingdon have solid concrete ground floors with medium moisture readings typical of properties built in the 1950s with early DPC membranes. Testing before installation is standard practice on these properties.
Solid concrete ground floors within safe moisture tolerances are well-suited to floating laminate. We install a 3-in-1 underlay combining a DPM layer, acoustic foam, and vapour barrier — protecting the boards from any residual ground moisture. A correct expansion gap is left at every wall and threshold, preventing the floor from lifting or buckling as the boards move with temperature changes.
The local-authority housing in Yiewsley (UB7) built in the 1970s has solid concrete ground floors with elevated moisture readings on many properties — the flat, low-lying land between the rivers contributes to persistent ground moisture in some streets. Assessment at the home visit is essential.
Laminate is moisture-sensitive — sustained damp beneath the boards causes the HDF core to swell, joints to rise, and the floor to become uneven and noisy. On ground-floor concrete with a history of moisture problems we test at the home visit and advise honestly. In many cases we recommend LVT instead: it delivers a similar wood-look finish but with a fully waterproof core that tolerates damp ground floors. We will never fit laminate on a subfloor where the risk of moisture damage is high.
New-build apartments in Uxbridge town centre driven by the Elizabeth line connection have liquid-screed floors with wet underfloor heating. These require UFH-rated product selection and confirmed installation method.
Laminate can be used over underfloor heating, but only with products and underlays specifically rated for it. We supply UFH-rated laminate boards and specify underlay with a thermal resistance of ≤0.10 m²K/W — lower than the limit for carpet or LVT, as laminate transfers heat less efficiently. Every product we install over UFH is confirmed in writing as manufacturer-approved for the application.
Yes — once we've ply-rafted the suspended timber ground floor. Ickenham's 1930s semis have dry, well-specified ground floors that are good laminate candidates after ply preparation. Upper floors are straightforward without additional preparation.
We test moisture first. UB8 Cowley's post-war semis have solid concrete ground floors — if the slab is dry and within tolerance, floating laminate on a 3-in-1 underlay works well. If moisture is elevated, LVT is the safer choice.
