Floors & Fix supplies and fits laminate throughout Harrow's HA1–HA3 postcodes. Laminate works well on dry upper floors throughout the area and on the dry suspended-timber ground floors of Kenton and Wealdstone's 1930s semis once ply-rafted. For Roxborough's moisture-prone concrete ground floors, we test first and recommend LVT if readings are elevated.
Harrow has a diverse housing stock centred on Edwardian semis in Harrow-on-the-Hill and South Harrow (HA1–HA2) with suspended timber ground floors, substantial 1930s semi-detached housing in Kenton and Wealdstone (HA3), post-war council housing in Roxborough with solid concrete, and newer apartment developments in HA1 and the Wembley area with underfloor heating.
66% of Harrow's housing stock predates 1970, with a significant proportion of Edwardian and 1930s construction carrying suspended timber ground floors across HA1–HA3. — ONS Census 2021, housing stock age, London Borough of Harrow
Laminate is a practical choice for Harrow's upper floors and dry ground-floor rooms throughout HA1–HA3. Edwardian semis in HA1 and HA2 need ply preparation on the suspended timber ground floor before floating laminate. The 1930s semis in Kenton and Wealdstone have suspended timber ground floors with low moisture — once ply-rafted, good laminate candidates. On Roxborough's post-war concrete ground floors with elevated moisture, we test at the home visit and recommend LVT for ground-floor rooms where damp is present. Upper floors throughout Harrow's housing stock are generally straightforward laminate candidates with minimal preparation.
The Edwardian semis in Harrow-on-the-Hill and South Harrow (HA1–HA2) have suspended timber ground floors in generally good condition — medium moisture risk given the elevated location. These larger Edwardian properties have generous room proportions and suit wider-board floor products.
Laminate click joints are not designed to flex, and a deflecting suspended timber subfloor will stress them until they separate. We install structural ply before any laminate to eliminate movement across joist spans. An acoustic foam underlay is laid on top of the ply, reducing impact noise between floors — important in terrace and semi-detached properties. Ply preparation is included in the fixed price.
The 1930s semis in Kenton and Wealdstone (HA3) have suspended timber or mixed ground floors in generally good condition. Lower moisture risk than Harrow's post-war stock and well-suited to most floor types once the ground floor is appropriately prepared.

Post-war local-authority housing in the Roxborough area of HA1 and parts of Northolt Road has solid concrete ground floors with elevated moisture readings typical of properties built in the 1950s with early DPC membranes. Assessment before installation is essential.
Laminate is moisture-sensitive — sustained damp beneath the boards causes the HDF core to swell, joints to rise, and the floor to become uneven and noisy. On ground-floor concrete with a history of moisture problems we test at the home visit and advise honestly. In many cases we recommend LVT instead: it delivers a similar wood-look finish but with a fully waterproof core that tolerates damp ground floors. We will never fit laminate on a subfloor where the risk of moisture damage is high.
New-build apartments in the HA1 St Ann's Road regeneration area and the wider Wembley HA9 development corridor have liquid-screed floors with wet underfloor heating. These are flat, clean substrates for LVT and engineered wood provided UFH-rated products are specified.
Laminate can be used over underfloor heating, but only with products and underlays specifically rated for it. We supply UFH-rated laminate boards and specify underlay with a thermal resistance of ≤0.10 m²K/W — lower than the limit for carpet or LVT, as laminate transfers heat less efficiently. Every product we install over UFH is confirmed in writing as manufacturer-approved for the application.
Yes — once we've ply-rafted the suspended timber ground floor. Kenton's 1930s semis have dry, well-conditioned floors that are good laminate candidates after ply preparation. Upper floors are straightforward.
For upper floors, yes — straightforward. For the concrete ground floor, we test moisture first. If the slab is dry and within tolerance, floating laminate works well. If moisture is elevated, LVT is the safer recommendation.

Yes, with UFH-rated products and compatible underlay (≤0.10 m²K/W). UFH suitability is confirmed in writing on the quote.
