Floors & Fix installs LVT across Lewisham, Hither Green, Lee, Catford, Bellingham and Forest Hill. LVT is ideal for kitchens in Lewisham's Victorian terraces and handles the post-war concrete floors common in Bellingham — we assess moisture at every visit and specify the correct adhesive system.
Lewisham spans a varied area of south-east London centred on Lewisham town centre and extending through Hither Green, Lee, Catford, Bellingham and Forest Hill. Victorian terraces fill Hither Green and Lee with original suspended timber ground floors. Catford has a mix of Edwardian stock and post-war estates. Bellingham has substantial post-war local-authority housing with solid-concrete floors. A wave of new-build development near Lewisham DLR station introduces screed and UFH.
65% of Lewisham's housing stock predates 1965, with a large proportion of Victorian and post-war stock each bringing distinct subfloor conditions that we assess specifically at every home visit. — ONS Census 2021, dwelling age data, London Borough of Lewisham
LVT is well suited to Lewisham's older housing stock where moisture is a regular finding. On Victorian and Edwardian suspended timber floors in Hither Green and Catford, structural ply goes down first. On post-war Bellingham and Downham concrete slabs, LVT's waterproof core is more tolerant than laminate — but adhesive bond still has a moisture limit, and we test at every visit. Conversion flats throughout Catford and Lewisham take click-lock or glue-down LVT on existing chipboard. New-build UFH properties near Lewisham DLR take glue-down LVT at ≤0.15 m²K/W.
The well-maintained Victorian terraces in Hither Green and Lee — on roads like Ennersdale Road, Leahurst Road and Manor Lane — have original suspended timber ground floors. Many have been extended to the rear, but the original ground-floor construction remains suspended timber throughout. These homes suit engineered oak or LVT with structural ply preparation.
LVT click-lock planks bridge across joists without support, causing joints to stress and separate over time on a deflecting suspended timber floor. Before any LVT is laid we install 6mm structural ply, screwed at 200mm centres, to create a rigid, flat deck. On floors where deflection is marginal we use glue-down LVT as an alternative — it distributes load across the adhesive bed rather than relying on the click joint. Ply supply and fixing is included in your fixed price.
Catford has a mix of Edwardian semis and early-20th-century terraces, many now divided into conversion flats. In conversion flats, the upper-floor chipboard is the primary subfloor we work with — a direct-lay surface for carpet, LVT and laminate. Ground-floor flats in these conversions sometimes show residual moisture from original concrete or suspended timber.

Post-war local-authority housing in Bellingham and Downham — part of the LCC cottage estates — has solid-concrete ground floors that can carry elevated moisture readings, particularly in properties where the original DPC has degraded over 70+ years. Moisture assessment is essential before specifying any flooring product on these ground floors.
LVT's fully waterproof core makes it more tolerant of moisture than timber-based products, but the adhesive bond still requires moisture to be within manufacturer tolerance. On high-moisture concrete we test at the home visit and apply a specialist primer or moisture-suppressant where needed before the adhesive is laid. We advise on this honestly — if moisture is persistently above tolerance we will tell you, not press on regardless.
New-build apartment blocks and townhouses near Lewisham DLR station and in the Lewisham town centre regeneration zone have liquid-screed ground floors with wet underfloor heating. All flooring specified on these systems is confirmed compatible in writing before installation.
On underfloor heating screed we always specify glue-down LVT rather than click-lock — continuous heat cycling can cause click joints to stress in some products, whereas a full glue-down bond remains stable across the temperature range. Total thermal resistance of the LVT and any underlay must be ≤0.15 m²K/W to protect heating efficiency. UFH compatibility is confirmed in writing on every quote.
Yes — waterproof and durable. On a suspended timber floor we ply-raft first, then install glue-down LVT.
LVT tolerates light moisture better than laminate. We test moisture at the visit and include a DPM where needed before the adhesive-bond system.
Yes — on upper-floor chipboard, LVT installs well. Click-lock or glue-down depending on chipboard condition.
Glue-down LVT at ≤0.15 m²K/W total thermal resistance. Confirmed in writing on the quote.
Kitchen and living area: one day. For glue-down LVT, 24 hours before heavy furniture.
