Floors & Fix installs LVT across Greenwich and SE10. LVT is ideal for kitchens in Greenwich's Georgian and Victorian conservation-area properties — we ply-raft the suspended timber floor first. Glue-down LVT is compatible with the underfloor heating systems standard in Greenwich Peninsula new-build apartments.
Greenwich has one of South London's most varied and historic housing stocks. The SE10 conservation area has Georgian townhouses and Victorian terraces with original suspended timber ground floors around the town centre and Blackheath. The western fringe towards Deptford has Victorian terraces and post-war social housing. Developments near Canary Wharf on the North Greenwich peninsula and at Greenwich Peninsula introduce large-format new-build apartments with screed and wet underfloor heating.
57% of Greenwich's housing stock predates 1965, with Georgian and Victorian period properties concentrated in SE10 and SE3 (Blackheath) carrying original suspended timber ground floors that require sub-floor preparation. — ONS Census 2021, dwelling age data, Royal Borough of Greenwich
LVT is an excellent choice for Greenwich's period kitchens where a waterproof, low-maintenance finish is valued. Wide-plank stone-effect or premium wood-effect LVT complements the scale of Georgian and Victorian rooms in the conservation area. On all suspended timber floors — whether in Georgian townhouses or Victorian terraces — structural ply goes down first. Post-war west Greenwich concrete slabs are tested for moisture. Greenwich Peninsula new-build UFH takes glue-down LVT at ≤0.15 m²K/W, confirmed in writing on every quote.
The Georgian townhouses and early-Victorian terraces in Greenwich town centre — around Nelson Road, Royal Hill and the conservation area — have original suspended timber ground floors. Original deal or pine boarding on deep joists is typical. These are high-value period properties whose interiors suit premium floor finishes in wide board widths with period-sympathetic character.
LVT click-lock planks bridge across joists without support, causing joints to stress and separate over time on a deflecting suspended timber floor. Before any LVT is laid we install 6mm structural ply, screwed at 200mm centres, to create a rigid, flat deck. On floors where deflection is marginal we use glue-down LVT as an alternative — it distributes load across the adhesive bed rather than relying on the click joint. Ply supply and fixing is included in your fixed price.
Victorian terraces on the western fringe of Blackheath and around the SE10/SE3 boundary — on roads like Creswell Park and Mycenae Road — have suspended timber ground floors consistent with their era. Many have been extended and some divided into flats; in conversion flats, upper-floor chipboard is the common subfloor.

Post-war local-authority housing estates in the western parts of Greenwich borough towards Deptford have solid-concrete ground floors that can carry elevated moisture. Properties built in the 1950s and 60s are most likely to show degraded DPC membranes — we test at every visit and specify accordingly.
LVT's fully waterproof core makes it more tolerant of moisture than timber-based products, but the adhesive bond still requires moisture to be within manufacturer tolerance. On high-moisture concrete we test at the home visit and apply a specialist primer or moisture-suppressant where needed before the adhesive is laid. We advise on this honestly — if moisture is persistently above tolerance we will tell you, not press on regardless.
The large-scale residential developments on Greenwich Peninsula — including Enderby Wharf, West Quay and the ongoing Knight Dragon masterplan — have liquid-screed ground floors with wet underfloor heating throughout. Flooring specified for these properties must be confirmed compatible with the UFH system in writing before installation.
On underfloor heating screed we always specify glue-down LVT rather than click-lock — continuous heat cycling can cause click joints to stress in some products, whereas a full glue-down bond remains stable across the temperature range. Total thermal resistance of the LVT and any underlay must be ≤0.15 m²K/W to protect heating efficiency. UFH compatibility is confirmed in writing on every quote.
Yes — we ply-raft first, then install wide-plank glue-down LVT. Stone or premium oak effect suits Greenwich's period scale.
Glue-down LVT at ≤0.15 m²K/W total thermal resistance. Confirmed in writing with product data sheet.
Yes — on upper-floor chipboard, LVT installs well. Click-lock or glue-down depending on substrate condition.
