Flooring cost is driven by four factors: the product grade, the floor area, the subfloor preparation needed, and the fitting method. We don't publish per-metre rates because they mislead — a price that ignores your subfloor isn't a price, it's an opening offer. Instead we measure at a free home visit and give one fixed written figure covering everything.

The four things that set your quote.

1. Product & grade

An 80/20 wool twist costs more than a polypropylene loop; a 12mm AC5 laminate more than an 8mm AC3; glue-down LVT more than click-lock; wide-board engineered oak more than narrow. 2. Floor area & layout

Bigger floors cost more, but layout matters as much as area: stairs with winder treads, bay windows, hearths, awkward alcoves and lots of doorways all add cutting time. A 20m² open-plan room can be quicker to fit than a 14m² hallway-stairs-landing run. We measure every room precisely at the visit, so there is no estimating margin built into the price.

3. Subfloor preparation

This is where hidden costs live in most quotes. Suspended timber floors usually need structural ply before hard flooring; older concrete slabs need moisture testing and sometimes a DPM membrane; uneven floors need levelling compound. We inspect and test the subfloor at the home visit and include every preparation task in the fixed price — never as a fitting-day extra.

4. Fitting method

A floating click-lock floor fits faster than glue-down; glue-down faster than secret-nailed engineered wood; straight-lay faster than herringbone. Underfloor heating adds specification work — thermal limits checked and confirmed in writing. The method is chosen for your subfloor, not for fitting speed, and the price reflects the method your floor actually needs.

How much does flooring cost to supply and fit?

The cost depends on four things: the product grade you choose, the room sizes, the subfloor preparation needed, and how many doors and thresholds are involved. Rather than quote a misleading per-metre rate, we measure at a free home visit and give you one fixed written price covering supply, preparation, fitting, uplift, disposal and door trimming. The number on the quote is the number on the invoice.

Which flooring type is cheapest to have fitted?

As a general rule for supply and fit, laminate and entry-grade carpet sit at the lower end, mid-range carpet and click-lock LVT in the middle, and glue-down LVT and engineered wood at the upper end. Engineered wood costs more partly because the boards cost more and partly because glue-down or secret-nail fitting takes longer than a floating floor.

Why do flooring quotes vary so much between companies?

Most variation hides in what is excluded. Many quotes leave out uplift and disposal of the old floor, subfloor preparation (ply boarding, levelling compound, DPM membranes), underlay, and door trimming — these appear later as extras. Our quote includes all of them, which is why we put it in writing at the home visit after actually inspecting the subfloor.

Does subfloor preparation cost extra?

Not with us. Ply boarding over suspended timber, levelling compound on uneven concrete, moisture testing and DPM membranes where readings demand them are all included in the fixed price we give at the home visit. Because we inspect the actual subfloor before quoting, there is nothing left to discover on fitting day.
